Use these questions before waiving contingencies or counting on short-term rental income. They are a starting point—not a substitute for the City's determination.
The seven-point review
Locate the parcel
Find the address or Assessor's Parcel Number (APN) on the official City STLU and STAR map. A mapped location is only a starting point.

Request confirmation of parcel eligibility, permit category, current requirements, and any applicable restrictions directly from the City.
Audit the building cap
For a condo or multifamily unit, confirm how many active STLU permits the building or development already has against the guide's 20% limit.
Read HOA documents
Review CC&Rs and rental restrictions. Obtain written HOA board authorization where required; City zoning alone cannot override an HOA prohibition.
Measure the parking
Check that required off-street spaces are legal, unobstructed, accessible, and at least 9 feet by 19 feet per the supplied guide.
Arrange a local contact
Plan for a 24/7 representative who can be on site within 30 minutes when contacted by City enforcement or law enforcement.
Underwrite without STR income
Budget for the estimated 60–90 day post-closing review period, carrying costs, possible denial, and an alternative residential or long-term-rental use.
